  I tried purchasing a short sale home listed by this guy as "bank approved". It was approved for a previous buyer and that pre-approval ended in January. I made my offer in February and was assured it was bank approved so I had the home inspected and secured my loan, only to find out that he (Joe Gozun) and the seller's lawyer (Jerry Lee) had neglected to apply for approval for a month and a half because they "didn't know they had to do that again". For someone who bills themself as a short sale specialist, this was a pretty big oversight. I will never do business with this guy and recommend everyone STAY AWAY from this guy's properties.
